TERMS & CONDITIONS

1. Introduction

These Terms & Conditions govern all reservations made with Redwood Collection Homes (“we”, “us”, “the Host”).
By booking a stay in any of our residences, the Guest (“you”, “the Client”, “the Tenant”) agrees to comply fully with these Terms & Conditions.

If you do not agree with any part of these terms, please do not proceed with your booking.


2. Reservation & Payment

2.1 Booking Confirmation

A booking is confirmed only after full payment has been received and a confirmation email has been issued.

2.2 Rates

All rates are displayed in euros (€) and include VAT when applicable.
Tourist taxes may apply depending on local regulations.

2.3 Payment Methods

We accept:

  • Credit/debit cards

  • Bank transfers

  • Secure online payment through our website


3. Cancellation Policy

3.1 Guest Cancellation

  • Free cancellation until the deadline specified on your listing (Airbnb/website).

  • After the deadline, fees may apply or the booking may become non-refundable.

3.2 Host Cancellation

In rare cases of unforeseen circumstances, we may cancel a booking.
You will receive a full refund, and assistance will be offered to find alternative accommodation.


4. Check-in & Check-out

  • Check-in: from 3:00 PM

  • Check-out: before 11:00 AM

Early check-in or late check-out may be available upon request and subject to availability.


5. Guest Responsibilities

By booking, you agree to:

5.1 Use of Property

  • Use the accommodation solely for residential purposes.

  • Ensure all occupants respect the property and neighbors.

  • No parties or events unless explicitly authorized.

5.2 Maximum Occupancy

The number of guests must not exceed what is stated in the booking.

5.3 Smoking Policy

Smoking is strictly prohibited inside all our properties.
A cleaning fee may apply if this rule is violated.

5.4 Pets

Pets are not allowed, unless agreed in writing prior to arrival.

5.5 Damage & Breakage

You are responsible for any damage caused during your stay.
A repair or replacement charge may be applied when necessary.


6. Security & Personal Belongings

We are not liable for:

  • Loss or theft of personal items

  • Damage to personal belongings

Guests are encouraged to ensure that windows and doors are properly secured during their stay.


7. House Rules

  • Quiet hours: 10 PM – 8 AM

  • Respect common areas and neighbors

  • Dispose of waste properly

  • Do not rearrange or remove furniture

Failure to comply may result in early termination of the stay without refund.


8. Cleaning

The property is delivered clean and must be left in reasonable condition.
Excessive cleaning may result in an additional fee.


9. Maintenance & Technical Issues

We commit to maintaining our properties in perfect condition.
If an issue arises:

  • Report it as soon as possible

  • We will do our best to solve it quickly

No compensation will be issued for minor inconveniences beyond our control.


10. Liability

Redwood Collection Homes shall not be held liable for:

  • Losses due to events outside our control (strikes, transport delays, accidents, force majeure)

  • Interruptions in utilities (internet, water, electricity) provided by external suppliers

Our maximum liability is limited to the total cost of your booking.


11. Personal Data & Privacy (GDPR)

We process your personal information in accordance with the General Data Protection Regulation (GDPR – EU 2016/679).
Your data will never be sold or shared with third parties, except when required by law (e.g., police registration).

12. Governing Law

These Terms & Conditions are governed by French law.
Any dispute shall be resolved exclusively by the courts of Paris.


13. Acceptance of Terms

By completing a reservation, the Guest declares having read, understood, and accepted these Terms & Conditions.
